Since the start of 2019, prices for apartments in Ukraine went up by 6.7%. How much does it cost to buy a home in Ukraine today?
Real estate prices are going up in Ukraine
The rise in property values is substantial, if we remember that for a number of years prices were stagnant.
The majority of Ukrainians were seeking 2-room apartments to purchase, a popular Ukrainian site DOM.RIA reported (32.7% of searches).
1-room apartments, which are the most popular for renting because of the cheaper cost, were sought by 27% of users.
23% of users were looking for houses, while 3-room apartments were sought by 17% of online visitors.
Average prices for apartments Ukraine-wide
The values below are for lived in apartments.
- 1-room units: US $26,740
- 2-room units: $38,880
- 3-room units: $47,857
Property values are higher in the capital Kyiv and popular seaside resorts such as Odessa.
The strongest growth in property values occurred in 2019 in these cities:
- Uzhgorod: 13.9%
- Kharkiv: 13.7%
- Lutsk: 13.3%
In some locations average prices went down:
- Rivne: -0.1%
- Kropyvnytskyi: -10.3%
This could be caused by the lack of newer units on the market rather than an actual price drop in the cities. Older flats in buildings requiring renovations usually sell cheaper.

Hi, I’m curious why you’ve posted this information. Are you encouraging foreigners to move to Ukraine? Or just showing how different prices are so people know why Ukrainian women are interested in leaving?
I find the information interesting, I’m just curious for instance if foreign people ARE moving to Ukraine because it’s cheap, or what’s useful about this information.

Peter, most men who are dating Ukrainian women are interested to learn more about the country where the lady of his dreams lives. It just shows that prices are relevant to people’s income: If they earn 10 times less than you, to buy a home in Ukraine also costs 10 times less. So, it’s not the “poverty” that is the main driver for local ladies to seek love elsewhere, they are really looking for the right man, not just “to leave”.
Good answer, Elena. Most people don’t know how to understand the differences in economies across the spectrum. The US dollar is in higher demand than Ukrainian currency, so it sells at a higher price in the currency market. You can buy more in Ukraine with the dollar, about 5 times more in the goods and services sector, but prices within the country as compared to salaries there are indeed relative to one another.
